Asset Managers (Education Thought Leadership)

Cohen & Steers is a global investment manager specializing in liquid real assets, including real estate securities, listed infrastructure, commodities and natural resource equities, as well as preferred securities and other income solutions. In 1986, Martin Cohen and Robert Steers established Cohen & Steers as the first investment company to specialize in listed real estate. As the global real estate securities market evolved, Cohen & Steers expanded its operations to Europe and Asia Pacific, forming the industry’s largest global investment team dedicated to real estate securities. As of March 31, 2017, the company had $58.5 billion in assets under management. Cohen & Steers is headquartered in New York, with offices in London, Hong Kong, Tokyo and Seattle. It is listed as CNS on the NYSE.

The Case for Real Assets

With prices of U.S. financial assets near all-time highs, Cohen & Steers believes real assets offer an investment opportunity in inexpensive assets poised to move higher. The two views of relative value shown in its thought leadership offer a similar takeaway: real assets appear significantly undervalued on a historical basis. Cohen & Steers believes the combination of a strengthening economy, rising inflation prospects and attractive relative value signal a potentially compelling opportunity for allocating to real assets.

Because of this, Cohen & Steers produced thought leadership material in the form of whitepapers and videos to educate the financial advisor community on the benefits of real assets and why the market is currently positioned well for the asset class. In its paper, Whether Listed or Private, What’s Real is Real, Cohen & Steers examines a quarter-century of data to show that both listed and private real assets offer similar potential for diversification, expected returns and inflation sensitivity –supporting the case for a balanced approach to diversifying across real asset categories and markets.
